Australians are becoming more aware of the dangers of Greenhouse Gas Emissions through excess energy consumption and the environmental impact this is having. The Property Presenters are doing what we can to promote environmental awareness and make sure we, as a company, minimise our impact on the environment. In this News Page we discuss Light Usage.

As part of our complete packages, all light bulbs in any property we renovate will be complimentarily replaced with Compact Fluorescent energy efficient lamps. Compact Fluorescent Lamps, otherwise known as CFL’s are low energy light bulbs which use around a fifth of the electricity used by an ordinary light bulb. As they produce minimal heat CFL’s reduce energy consumption and therefore help cut Greenhouse gas emissions in an aim to protect our environment.

The above diagram is an example of lights used throughout an average home. It compares the running cost per year for incandescent globes compared with that of energy saving lamps. This diagram proves that by utilising energy saving lamps throughout the home or office, savings are always being made and our environment is being less impacted.

If all West Australian households replaced just one 75W incandescent globe used for four hours each day with an 18w compact fluorescent lamp, Greenhouse Gas Emissions would be reduced by over 55,000 tonnes each year. This is equivalent to taking more than 12,000 cars off the road!


Lighting Energy Saving Tips

  • Turn lights off when not needed.
  • Use fluorescent lighting in rooms where light is required for long periods.
  • Use task lighting over areas where work is carried out and incorporate dimmer switched where you may not always required strong lighting.
  • Use incandescent globes in areas of your home where light is used for short periods of time, such as walk-in cupboards and toilet.
  • Make the best use of daylight, but take care to limit direct daylight during summer.
  • Use the lowest wattage light needed to adequately light up an area.
  • Keep lights and fittings clean.
  • Avoid using down lights for general lighting.
  • Avoid using multiple globe fittings.
  • Place switches at exits of rooms to encourage people to turn off lights and use two way switches where possible.
  • Avoid having several lights activated by one switch – use separate switches for each light.
  • Paint rooms light colours. Dark wall, ceiling and curtain colours absorb light, increasing the amount of lighting needed.
  • Use motion detectors or timers for outdoor security lighting.

Hardwired Smoke Alarms

Recent amendments in WA legislation require property owners to have mains-powered smoke alarms fitted in existing residential rental properties before the tenants entitled to vacant possession and must maintain the alarm.

The Property Presenters offers their clients a separate option of choosing how many alarms and managing these being fitted whilst we are working on site. Ask your Project Manager for further details.
